A clear start to your stay

An enquiry through the website, email or WhatsApp is not a confirmed reservation. Confirmation and the applicable price and terms are those given in writing or displayed in the booking summary before confirmation. Payment amount and timing depend on the rate selected.

Check-in is from 15:00 to 22:00; check-out is by 10:00. Other times require prior confirmation and are subject to availability.

Unless different terms are expressly shown before confirmation, these periods apply to direct bookings, measured against the arrival date:

• Up to 15 days before arrival: 100% refund of the amount paid.
• 14 to 7 days before arrival: 50% refund of the total stay price.
• Less than 7 days before arrival, no-show or early departure: no refund. Platform and special-rate conditions may differ.

Please respect the spaces and other guests. Smoking indoors and events without written permission are not allowed. Report any damage or missing items promptly; documented repair or replacement costs may be charged to the person responsible. Practical house information is in the FAQ and the in-room Guest Book.

Each room’s maximum occupancy is shown when booking. Only registered guests included in the reservation may stay. If additional guests are present without approval, we may take the measures permitted by law and the booking terms.

Please look after your belongings and use the property with care. Responsibility for loss, damage or accidents is determined by applicable law and the circumstances; guests’ mandatory rights remain unaffected.

The site’s texts, images and other materials are for personal reference. Please ask permission before reusing them, subject to uses allowed by law.

If events beyond our control prevent us from providing the stay, we will contact you and handle the situation under applicable law and booking terms.

The version published here may be updated. Confirmed bookings remain subject to the terms accepted at confirmation, unless otherwise agreed or required by law.

Italian law applies. The competent court is determined under applicable rules, including mandatory consumer protections.
